What types of rental properties do you manage?

What services are included in property management?

We confirm the exact scope for your property in the management agreement.

Do you offer tenant placement without full-service management?

Tenants, maintenance & property care

How do you screen and select tenants?

We review applications through a consistent screening process and in accordance with applicable fair housing requirements. Ask us for the current screening criteria and process before we begin marketing your rental.

Who handles tenant communication and maintenance requests?

Ascension serves as the property-management contact for residents, handles routine communication and coordinates maintenance requests and service providers with the owner.

How are repairs and maintenance approved?

Repair coordination and approval follow the authorization terms in your management agreement. During onboarding, we discuss your preferences and approval process, and communicate repair needs and costs.

How often do you inspect my rental property?

We coordinate move-in and move-out inspections and periodic property walk-throughs approximately every six months. We discuss the specific inspection scope with you during onboarding.

Rent, reporting & costs

How and when do I receive my rental income?

Ascension collects rent and makes owner distributions monthly, after accounting for applicable property expenses and the terms of your management agreement.

Will I receive monthly financial reports?

Yes. Owners receive monthly reporting so they can review rental activity, income, expenses and property updates.

How much does property management cost?

Management pricing depends on your property and the services you need. Rather than giving you a one-size-fits-all price, we invite you to request a personalized rental analysis and quote. We will review the proposed services and applicable costs with you before you decide.

Are there any additional fees?

Property-specific costs can include maintenance labor, third-party vendor invoices and any agreed repair reserve or other charges. We explain applicable costs and how they are handled in your written management agreement.

Getting started

Do I need to have a tenant before hiring Ascension?

No. We can help owners prepare and market a vacant rental, coordinate showings and work through tenant placement. We can discuss the property's condition, rent expectations and readiness during a rental analysis.

How do I get started with property management?

Start by requesting a rental analysis. Share a few details about the property and your goals, and we will discuss the services that may fit and outline the next steps.

Can I switch property managers if I already have one?

Yes. Start by reviewing the notice and transition terms in your current management agreement. We can discuss the transition and the records and property information needed to move management over.
